Richest clubs in the world.Can someone tell me how it is worked out ? Apparently West Ham are the 15th richest club in the world,valued at £ 491 Million. They play in a rented stadium,they aren't in Europe,fill their ground with cheap tickets,their players are worth dog shite,Yet(apparently) they are worth hundreds of millions more than Everton who own their own stadium,are in Europe,have players worth a lot more,finished higher in the league so received more from Sky etc etc ? (I know this is last seasons figures,but the figures are what they are worth in 2017) So just how are West Ham worth £491 million ? If its purely down to Sky income,then surely every club that finished above them must be worth more ? West Ham got a absolute steal with the Olympic stadium. They don't even pay for the corner flags apparently.
Bit frustrating when we get taken the p*ss out of by that bloke who owns the three sided breezeblock.

The bricks and mortar itself for a club like Everton isn't that valuable an asset. Doubt Goodison would fetch all that much (comparatively) if for some reason they tried to flog it tomorrow.
What West Ham have is a stadium deal that guarantees them all the ticket revenue, and a portion of the catering revenue and naming rights revenue, for the next twenty years without them having to pay any of the costs of upkeep, and only have to fork out 2.5 million a year in rent (or about a single game's worth of their Sky TV money).
It's an insanely good deal from their perspective - most of the income, with none of the costs - and I'm sure when you crunch the numbers (as Forbes will have done) is worth tens if not hundreds of millions to the club.

Their place is in the list is the TV deal money - from UK and Abroad, with the new stadium. The year Bournemouth go into the Premier League, they were on the list too.

I understand that,but the tickets at West Ham are practically given away. The higher up the table you finish the more money you get. The value of you players is taken into account. Southampton make more money on ticket sales for 32k at St Marys than West Ham do for 50 odd thousand at the Olympic stadium. They finished higher up the PL. Their players are worth more than West ham. They own their stadium and training ground. Yet they are nowhere to be seen,while West ham are 15th. Leicester had champions league money but are in 19th.

Ticket revenues in the Premier League aren't what keeps each club going - the TV deals and Owner generosity are. It's fair to say corporate hospitality deals help make money, but not on the scale that would overtake the TV money. I would guess the brand of the club is also taken into account and sponsorship deals. Leicester, until the league win, were a not so well known club.
