Lenders usually only lend when the security is there. All too often there is negative equity Bad in every way Reckless 125% loans dished out by lenders. Negative equity from day one. Liar loans, conveniently the banks failed to check the abilty of the borrower to repay. Negative equity from day one.

We have an interest only mortgage but 75% equity that needs to be repaid in 7 years. Quite a bit still to repay but done to allow my business to grow. A lot will be cleared she we sell two buy to lets and if we are desperate some of my pension will clear it. I feel for those that did not consider how they would clear the balance at the end if the term.Had interest rates been higher as some in here would've liked the consequences would be appalling for those involved. Falling prices won't help I feel that those that did not consider how they would clear the balance at the end of the term were stupid.

It is totally unfair for house prices to keep it artificially high just to stop the rich with at least two homes from being out-of-pocket, all because their gamble didn't pay off. Hmmm .... got to have a view on this. We have two properties for our own exclusive use, and half shares in two others, both of which are rented out.I would describe us as "comfortable" rather than "rich". We do have two mortgages, but both are very manageable given current interest rates. Our decisions to buy additional properties was not a "gamble". Neither of us are from moneyed backgrounds. In fact, neither of us has ever been given any money at all. We have both worked and saved hard to be able to afford what we have. Even if mortgage rates soar we have enough savings to repay our loans and be debt-free. We do have a valuable portfolio, but acquired through canny investment, for which i see no need to apologise. You are Ken the Landlord, and I claim my £5.

Obviously you lot are not around at 10am everyday,just watch "Homes under the Hammer" Buy a house at auction for peanuts,do them up,and six weeks later,hey presto,you sell it for £40k profit,easy peezy lemon squeezy. Do this a few times and you dont need to sell,you rent it out at a 12% yield,which more than covers your expenses,before you know it,you have a large portfolio and you dont need to do the DIY anymore,you have team of builders to do it for you. It happens everyday on HUTH,ive been watching the show for years,they have 3 projects a day,5 days a week,so thousands of people have been showing you how to do it over the years,so stop whingeing and get yourself off to the auction and start your portfolio. Not sure where these auctions are,but for some reason the bloke on the show always seems to be in Cornwall or Stoke,and the bird seems to be in Kent or London,so one of these places might be a good place to start. On second thoughts,as the properties in Stoke seem to be 3 bed terraced houses for ten grand,and the London properties seem to be 1 bed flats for half a mill,perhaps Stoke might be the best place to start. Its on the BBC,so it must be true! Ha,Ha, sooooooo many property porn programmes on day time TV these days, despite the fact that most date from 2005/6, how smug is that guy on HUTH, almost as annoying as CJ from eggheads. However, must admit Amanda Lamb on 'A Place in the Sun' was rather lovely.

However those that took out an 'interest only' mortgage without any plan to repay the lump sum at the end of the term are surely just renting from the bank. It amazes me sometimes just how naive people are about the most important financial decision they'll probably ever make in their lives. Unsurprisingly the comments at the end of the article are not very sympathetic. I'm looking at buying a house in the middle of next year, i still need £20k deposit on top of myself and my girlfriends joint mortgage. Could never do it alone. Don't know how youngsters will do it in a few years time. House prices should really be about 20% less where they are now, but are deliberately kept artificially high with historical low interest rates to protect the banks balance sheets. Rents are becoming unaffordable as young people move back home and Nimbys keep house building at a snails pace. With a greater squeeze on budgets as inflation for necessities soars and low wages fail to kep up, first time buyers will find it increasingly difficult to save for deposits. A lost generation beckons......

The country's economy grew 1% in the past quarter and we are now officially out of recession. I'm off to book a holiday and order a new car .... Hurrah & triple hurrah, Dave & Gideon are indeed miracle workers. Get out there and Spend, Spend, Spend! Don't forget inflation is only 2.5%....yes really!, petrol, diesel, food, clothing, electric, gas, housing costs are all incredibly cheap at the moment buy, buy, buy before it's too late. In fact there are so many green shoots & so many corners turned that interest rates will return to normal historical levels and the Bank of England will stop printing billions of pounds of money in the next day or two.

MP Tom Watson has said police must investigate claims of a "powerful paedophile ring" linked to a previous prime minister's "senior adviser" and Parliament.
He asked David Cameron to ensure that officers looked into the allegations.
Mr Cameron said he would look into the issue, although he said he was not clear which former prime minister's adviser was being referred to.
The exchanges came during Prime Minister's Questions in the Commons.
The likes of the Daily Mail are taking great delight in giving the BBC a good kicking at the moment, however it would appear that this whole scandal goes much wider than the BBC. This could be just be the tip of the iceberg.
Tom watson was one of the few MPs who stood up to Murdoch and the whole of News International empire, he's like a dog with a bone when trying to expose corruption in high places.

Over the summer I've been experimenting with a few different brews. Several bottles WOW (Wurzles Orange Wine) has been made and drunk! Basically you make can 6 bottles of amazing homemade wine for around 40 pence a bottle using 1 litre of orange juice and 1 litre of white grape juice, 800 gms of sugar, topped up with water, tannin, pectolase, yeast chuck into a demijohn and away you go. Various versions of WOW can be made by swapping the orange juice for a litre of say apple juice or a mixed fruit juice, so long as it's 100% juice there shouldn't be a problem. A really good rose can also be made using the same method, just exchange the white grape juice for red grape juice, and the orange juice for something like cranberry. Turbo Cider was also made in the summer, 4.5 lts of the cheapest apple juice you can find (60p from Aldi) pour into demijohn with pectolase, tannin, malic acid and yeast, leave for several months to bulk condition and next year you'll end up with a cider to be proud of. Another brew that wont be ready 'till next year is my Blackberry and Elderberry wine (1 gallon) and another gallon of just Elderberry wine, both still bubbling away as a I write. I haven't forgotten my favourite drink either (Real ale) Better Brew's IPA, Yorkshire Bitter, Czech Pilsner , Woodforde's Sundew have all been brewed since my last post. The BB IPA in particular is a cracking pint - highly recommended. ;D Currently bottle conditioning one of my favourite kits - Woodforde's Wherry, however this time I brewed it slightly short of the recommended amount of water, so should end up with a slightly stronger beer, also added extra 250 gms dried spray malt and threw in 30 gms of Cascade hops towards the end of the fermentation....reckon this is going to be a lovely hoppy drink ...can't wait to try it.

The important thing is that the major European Banks that were exposed to the high levels of Greek debt have been bailed out by the taxpayer, plus the printing of lots and lots of money.
Forget about the 54% youth unemployment in Greece and the high inflation coming our way.

If Jonny Mullins starts today along side Wright with Batt and O'Brien at fullback we will have a back four all under 6ft.
I appreciate height isn't everything, pace, positional sense and tackling are collectively important. However a lack of height in the defence is a problem particularly at set pieces.
If Worley is not fit enough to start, then surely Capaldi (6ft) should play instead of O'Brien ( Midson exploited O'Brien's lack of height on Tuesday night)
Constable will also be needed to help out in defence at corners and free kicks. He should start ahead of Smalley.

Brown - 5 - consintantly struggled to deal with crosses and corners. Batt - 6 - If he could cross he'd be playing at a higher level. Raynes - 5 - Shadow of the player he was at the start of the season, lack of pace is a concern Wright - 6.5 best of a shaky defence. - O'brien - 6 - steady, Midson exposed his lack of height. Potter - 6 - Well taken goal, but left Batt isolated at times. Cox - 6.5 Did an ok job, no more, no less than that. JFC - 8 - Class above anyone else on hte pitch, bright prospect for an 18 year old. Rigg - 7.5 - Caused their fullback problems all night. Craddock - 6 - enigma, appears slow & lazy at times but clever player. Smalley - 6.5 - Works hard, heading not a strong part of his game!
Subs
Worley - 6 - doesn't look 100% match fit after long lay-off. has a good opportunity to stake his place in the side now after Raynes injury. Heslop - 7 - Has been poor this season, however in fairness made a difference when he came on, 4-4-2 suits him. Clarke - 7.5 One great save, defence looked more assured when he was between the posts.

In my opinion of the injured players the biggest losses are Dubury, Leven, and JFK. All three good players at league 2 level..
These players have been replaced by squad players, Raynes, Chapman & Heslop, who are clearly not as good.
Whing who was player of the season has been replaced by Cox, a similar quality player.
However it should be remembered that Cox has missed matches through injury too.
A fully fit trio of Leven, Cox & JFK will improve the mid-field considerably, probably not in time to save Wilder's job though.

I'm not sure we'll get anything from Rotherham but we'll win at home to Wimbledon, so where does that leave us re- Wilder? Well, exactly. If we lose at Rotherham that's six defeats in a row and opinions will harden yet again. If we then beat AFC, will some people really think "oh, looks like we're OK again"? In my opinion we need to take the view that our 15 match record is 3-3-9 and we're currently playing terribly. Whether we go to 3-3-10 then 4-3-10 shouldn't really make that much difference, should it? Well if that happens I suppose I'll still be undecided. If we lose to Rotherham and draw/lose to Wimbledon I'll reluctantly be calling for a change of manager. However if we draw/win at Rotherham and win against Wimbledon I'll convince myself that Wilder has turned things round, & I might even start a sarcastic 'Wilder out' thread.

I really can't decide if Wilder should stay or go. If I'm honest though, my head says it's probably time for a change, whilst my heart says give him a few more games. Saturdays performance was bad (one of the worst under Wilder at home) and it will be interesting to see how the players respond at Rotherham. for what it's worth I don't think he's 'lost' the dressing, however the players have lost confidence. I'm not sure we'll get anything from Rotherham but we'll win at home to Wimbledon, so where does that leave us re- Wilder? Injuries to key players haven't helped and I actually think a fit mid-field trio of Leven, Forser-Caskey and Cox will do well for OUFC in the future with or without Wilder, they're all very good players at League 2 level. In my view Chapman and Heslop are not first choice, yet they've played most matches. Does Wilder deserve the chance to show what his team can do when the majority of players are fully fit?

We're looking very thin on the ground at the moment, especially in midfield. Leven is probably only good for 30-45 mins, that leaves, Cox, Boateng & Heslop.
As has been pointed out any 3 out of those 4 playing in a 4-3-3 formation would be a very pedestrian midfield.
It could be that Wilder will be forced into 4-4-2, with Rigg & Potter playing wide with Cox & Heslop/Leven in the centre.
The regular back 4 of Batt, Raynes, Wright and Capaldi, with 2 from Constable, Craddock & Smalley up front.
Doesn't leave much experience on the bench.
