You need a sub-category for the toilets, which includes the rusting toilets, never any soap or hand gel (which I'd suggest is a basic hygiene right), no heating seemingly.

We've never had hot water in the stadium toilets. Not in the East Stand, certainly. Nor the SSU. There are very few bins around too. So rubbish is left wherever. Basically Firoka don't give a shit and won't do a thing unless they are forced to legally.

My staff generally try to keep people away from it so that I can enjoy my half-time constitutional in relative peace.

Just a question that needs clarification, are we sure that the stae of the cleanliness of the stadium is the responsibility of Kassam.? I ask this as in most cases the when somebody rents it's their responsibility to maintain a certain amount of upkeep. Of course in some lease agreements the cleaning and replenishment of hygiene products are included, but in many cases it's down to the tenant to supply these and pay for the cleaning. I ask this as Kassam may not be the person who is at fault but the club. This needs clarifying before we get to aggrieved with the landlord.

We all know the problems that owners of the club have had with the landlord and it's easy to blame him for what the stadium has become. As customers we should be informed as to what is Kassams responsibility and what is the clubs. The state of the toilets and the lack of basic cleanliness needs to be addressed by those responsible who ever they are. The fact that we have been given information from the club regarding the scoreboard, floodlights and the mystical 4th stand does not stand up to scrutiny when nothing has happened so far. It's all blue sky PR at present off the pitch.

If you ever sit in the upper tier end block of the SS you need to take wipes with you to coean off the bird crap. Think us fans could do with a spokesperson to point out the hygiene and safety issues.

What's with all the extra security in the north stand? I understand it for the Swindon, millwall Bristol games etc but Rochdale! It was overkill yesterday most have cost the club a fortune!

It is perfectly correct that most commercial leases would be on a full repair and insurance basis. But as I think we all surmise (but don't know) the Club's "lease" does not seem to fall in that category. Even if it is on a FRI basis, we don't know exactly what is included in the demise (ie what parts of the stadium are leased to the club). If it includes the toilets then almost certainly it will be the Club's responsibilty to clean and maintain them. In my view it would have been inconceivable for the Club to have taken a lease of the stadium without the toilets or at least the right to use them. Either way, the cleaning would likely be the Club's responsibility. But the basis on which the Club occupies all or part of the premises remains a mystery to all but a few....

But we definitely don't have 24/7 access to the ground and as such, I can't believe that we have to pay for the upkeep.

Well that's interesting particularly if we don't have any specific parts of the stadium exclusively demised to us whether by lease or licence which terms are interchangeable depending on the terms and content. Still doesn't explain who cleans the loos. It does beg a couple of questions though: 1. Does the club have any right to renew the licence/lease when it expires and 2. Is the club tied to this "arrangement" for a fixed period? These questions become even more pertinent given Oxford City's predicament which again raises the possibility of a move to Marsh Lane.

Can we just have oxvox lay down some simple clarification for us so we know who to put pressure on.the situation as it stands is Imo,totally unexceptable and fooking embarrassing.the issues raised by fans has been allowed to go on for far too long and is only getting worse.all these stadium problems are undermining the great work done on and off the pitch by oufc and it has to stop ffs.shame we couldn't just pay the lease off and move to marsh lane and build a new home there.with winter coming the floodlighting situation will become a big issue,so if it is stadco who are responsible for this then they sort it or get reduced rent until it has been done.come on oxvox,let's have some clarity plz because this whole kassam/stadium saga is a real p*sstake and has gone on for long enough.

To Clarify a few issues:
The Club has a Licence to use the Stadium and associated areas (i.e. Parking and access roads) for a period of 20 years from March 2006. This can automatically be renewed at the end of the current term at the request of the club but only once.
The initial Licence fee was £278,650 increased by RPI on each anniversary.
The Club pays a separate fee for provision of services which include:
To keep the stadium clean and tidy and provide adequate lighting internally and externally which for the avoidance of doubt includes all concourses, supplying hot and cold water to toilet and kitchen facilities.
To keep and maintain the stadium in good and substantial repair and condition and in good suitable decorative order.
Maintenance of pitch and floodlighting.
So whilst the Stadco has to carry out the above the club has to pay for it.
The licence fee will increase (by mutual agreement of the required sum) if the club is promoted to the Championship and/or if any additional development is provided for the benefit of the club.
Its pretty clear really but what it means is that if the club wants the Stadco to carry out its obligations then it has to pay extra for it unless it is already paying for it and the Stadco is not providing the service paid for (e.g. hot water in the toilets (taps).
